No Blanket Disqualification
Colorado does not maintain a fixed list of disqualifying offenses. The Colorado Real Estate Commission reviews each application on a case-by-case basis, and a majority of the Commission (three out of five members) is required to deny a license.
What You Must Disclose
Applicants must disclose all misdemeanors and felonies from the past 10 years, as well as any pending criminal cases, along with a written explanation of the circumstances surrounding each incident.
Offenses Most Likely to Cause Denial
Crimes that may put your license at risk include homicide, assault, burglary, theft, fraud, domestic violence, extortion, certain drug offenses, and violations of fair housing laws. Felonies involving dishonesty, moral character concerns, bodily harm, or identity theft are particularly scrutinized.
Factors That Work in Your Favor
The Division considers all relevant circumstances connected to a conviction, including evidence of rehabilitation and time elapsed since the offense. A history of growth and accountability can make a meaningful difference in the review.
Failure to Disclose
The Commission may deny your license if you are not fully forthcoming about your criminal history on your application — even if the underlying offense would not have been disqualifying on its own. Honesty on your application is essential.

The 168-hour pre-licensing course is fully on-demand, so the timeline is entirely up to you. Most students complete the coursework in 2 to 4 months, though it can take as little as 30 days for those who dedicate significant time each week, or up to 6 months for those balancing work, family, or other commitments. There is no deadline to finish — you set the pace that works for your life. Once you complete the coursework and pass both portions of the state licensing exam, the license application process through DORA typically takes a few additional weeks.

Basic Requirements
You must be at least 18 years old and complete 168 hours of state-approved education across six required courses:
The Licensing Exam (PSI)
You must pass both the national and state portions of the PSI Colorado Broker Licensing Exam. Testing locations include Centennial, Colorado Springs, Durango, Fort Collins, Grand Junction, Pueblo, and Wheat Ridge. Schedule at psiexams.com.
Scores are presented immediately after completing the exam and reported to DORA. Two forms of ID are required — one must be government-issued (driver's license, state ID, or passport).
Exam Day Tips
Arrive at least 30 minutes early and bring completion certificates for all six courses (REC-33 form). No personal items are allowed in the exam room — including phones, bags, food, drinks, study materials, or wearable electronics.
After You Pass
Within one year of passing, submit your broker license application to DORA along with a fingerprint form, proof of E&O insurance, and applicable fees. The Colorado Bureau of Investigation (CBI) will run a background check before your license is granted. An employing broker must sign your application.
